What is Proof of Ownership and how can I provide it?

Acceptable proof includes:

  • Official copy of the Land Registry Title Deeds.

  • Completion statement from your solicitor (on headed paper).

The completion statement should include:

  • Full address of the property
  • Date of completion
  • Name of the buyer/purchaser (company name or your full name)

Do I need an Energy Performance Certificate (EPC)?

Yes. An EPC is legally required before marketing any property. It shows energy efficiency and is valid for 10 years.

How do I arrange an Electrical Installation Condition Report (EICR)?

This report is required every 5 or 10 years. You can arrange it via a qualified electrician, or LRG can book one for you.

How often do I need to renew my Gas Safety Certificate?

Annually. All gas appliances, fittings, and flues must be checked every 12 months by a Gas Safe registered engineer.

Can LRG/GetGround arrange these certificates for me?

Yes, we can obtain EPCs, EICRs, or Gas Safety Certificates for you. Costs are passed directly to you.

What happens if my documents contain errors (wrong address, incorrect landlord name)?

A new document must be issued. For example:

  • Incorrect name → provide proof of ownership or request a corrected certificate.
  • Incorrect address → request a re-issue from the provider.
