What should I do if something breaks in my property?
LRG handles tenant-reported issues directly. You’ll be informed of any works required.
Do I need to approve all repairs?
Repairs under the agreed spend cap are carried out automatically. Anything above this requires your approval.
What is the repair approval threshold/cap?
This is a pre-set amount (defined in your TOB) that allows urgent repairs without waiting for approval.
How will I be invoiced for maintenance work?
Invoices are deducted from rental income and itemised in your landlord statement. In some cases, upfront payment may be requested.
What happens if maintenance is carried out without my approval?
If this occurs in error, LRG will review the case. Normally, only urgent safety-related works proceed without approval.
