What safety certificates do I need (EPC, Gas Safety, EICR)?

Energy Performance Certificate (EPC)

  • Must be renewed every 10 years.

  • Your property must have an EPC rating of E or above to be legally let (unless exempt).

  • A copy must be given to your tenants before they move in.

Gas Safety Certificate

  • Required annually if your property has any gas appliances (boiler, cooker, etc.).

  • Must be issued by a Gas Safe registered engineer.

  • You must provide a copy to your tenant within 28 days of the check (or at the start of the tenancy).

Electrical Installation Condition Report (EICR)

  • Required every 5 years for all rental properties in England.

  • Must be carried out by a qualified electrician.

  • A copy must be given to new tenants before they move in, and existing tenants within 28 days of the inspection.
